Leases don’t all agree on how to count days, so the calculator supports both conventions:

  • Actual days divides by each month’s real length (28–31 days) for the most precise result — this is the default.
  • Flat 30 days always divides by 30, matching the common landlord shortcut with one stable daily rate all year.

Switch methods and the statement recalculates instantly, so comparing the two takes seconds.
